Picerne Military Housing

Building new homes to improve the quality of life for our military families.

Families First™ is at the core of everything Picerne Military Housing does from planning neighborhoods that provide families with a cohesive, secure environment, to designing homes that meet the needs and aesthetics of a modern American family; to ensuring the long-term maintenance and upgrade of each and every home. Picerne Military Housing is dedicated to providing America ’s military families with the quality homes and neighborhoods they deserve.

Property Management Accomplishments:

  • Over 242,297 (4500/month avg.) w ork orders have been completed since Picerne took over on 1 August 2003.
  • Over 2,500 families have been relocated to new or newly-renovated homes including new Military Construction (MILCON) homes.
  • Completed 16 quarterly resident satisfaction surveys and received a score of 8+ out of 10 on each one.
  • For the past two years, Fort Bragg families have ranked Picerne second out of all 38 Army installations surveyed in the United States for maintenance and property management services.

 

Economic Impact:

  • Over $ 222 million dollars paid to Construction and Property Management subcontractors since 1 August 2003.
  • Spent $ 194 million on local and small businesses.
  • Employed 359 local and small businesses so far.

 

Picerne Military Housing:

Picerne Military Housing is a fully integrated development, construction and property management firm, founded in 1998 to provide dramatically improved housing for America ’s service members and their families.   Through the Army’s Residential Communities Initiative (RCI), Picerne Military Housing is partnered with the Army in the ownership of more than 17,000 homes at Forts Meade, Bragg, Polk, Rucker and Riley.   They are scheduled to assume responsibility for family housing at Fort Sill in November of 2008.   Through its integration of services, Picerne is uniquely able to focus on its single, core mission - Families First ™.   The Families First ™ approach of putting Army families’ needs first adds value in all aspects of privatized on-post family housing. Through its commitment to improving residential experiences for service members and families, Picerne Military Housing has become the Army’s premier housing partner. By continually nurturing that relationship, Picerne looks to broaden its opportunities to provide housing for our country’s military. Picerne Military Housing actively seeks to engage local and small businesses and subcontractors with the expertise and qualifications to help it meet the expectations and standards of the RCI program.

Long-term Vision:  

In August 2003, Picerne Military Housing partnered with the U.S. Army at Fort Bragg in its Residential Communities Initiative to develop, build, own, manage and maintain military family housing to enhance quality of life and increase retention.   As part of the Army's privatization program, Picerne will be Fort Bragg ’s housing partner for the next 46 years.   Picerne Military Housing currently has 164 employees working on Fort Bragg ’s family housing.   

 

By the end of the initial development period in 2013 , Picerne Military Housing will have built approximately 2,652 new homes, demolished 1,568 homes, and renovated 1,993 existing and historic homes at Fort Bragg .   All older homes will be renovated or replaced with larger homes and more modern amenities to create a more comfortable and enjoyable family environment.   Total development costs are forecast to approach $425 million by 2013.
